Here’s what’s happening in your neighborhood.
The Real Estate market activity has certainly
picked up with 18 closed escrows as of February 22, and only 117 active listings in the beach/marina area,
which (for our purposes) consists of: Mandalay Shores, Hollywood Beach, Silverstrand Beach, Mandalay
Bay, Seabridge, Westport, The Colony and HarborWalk as well as C.I. Waterfront Homes. Historically,
having a low inventory indicates that we are the bottom of the market and will start to see prices
beginning to rise. Since we have very little for sale, seller’s can hold the line on their asking price, since
there is not much competition.

Last month at this time I had two new listings coming up in The Colony. Both have sold:
In Escrow: 1994 San Tropez – Martinique in the Ambassador Series – Asking Price: $390,000
In Escrow: I represent the buyer – Madeira floor plan – Asking Price: $379,000
In Escrow: 2244 Cannes Square – Vina Del Mar Townhome – Asking Price: $799,000
Sold the HarborWalk T-1 floor plan with attached garage (2 bedrooms 2 baths on the ground floor, plus
loft). Sold for $335,000
